Wow, 2022 has been quite the year.
In November of 2021, I had a vision to expand our team. Although real estate has been personally rewarding over the past several years, I couldn’t shake the feeling that something was missing. I often felt like a man on an island, just bouncing from client to client and from deal to deal. While building new relationships and nurturing those that already exist has been fulfilling, I always wanted a group to share the success with. A team that feels more like a family – to challenge each other, celebrate victories together, and continue to grow in our real estate careers. I’m thrilled to say, that’s exactly what we have now. We have a close-knit team of 8 agents, as well as an operations manager and a marketing director.
I’m incredibly proud to announce that Gold To Sold Group will have served over 150 families by the end of 2022, and I’m looking forward to the bright future ahead of us. Thank you to my team, clients, and referral partners for everything you do. This has been a year I’ll never forget!

Here’s what’s happening in the market, what the data shows, and what I anticipate for the New Year.
Homebuying typically slows every winter. Add in higher mortgage rates and economic concerns this year, and you can see why the media constantly reports doom and gloom for the real estate market. However, new listings appear on the market and properties go under contract every day. This is the time of year when buyers and sellers are serious.
Even though it’s challenging right now, there is good news. Listings that are priced appropriately, beautifully staged and presented, and professionally marketed are attracting offers and closing. To compete in this market, sellers can offer more concessions – such as seller-paid title policy, home warranties, buyer repair requests, paying the buyer’s closing costs, and mortgage rate buy-downs.
Even though the current market is competitive and challenging, there is opportunity right now for both buyers and sellers. Historically, most buyers jump back into the market around mid-January. Buyers - if you want less competition and more seller concessions, now is a great time. Sellers – my team and I will expertly advise you on pricing, presentation, and marketing.
